1. General
These Terms & Conditions apply to all bookings at The Flint. By making a reservation, you agree to comply with these terms alongside any rate-specific conditions shown at the time of booking. Cancellation and payment terms vary by rate type and are clearly displayed when selecting your room.

2. Check-In Requirements

  • Guests must provide a valid credit or debit card and photo ID at check-in.

  • A £100 security deposit may be required for debit card bookings and will be held during your stay.

  • If a valid card cannot be provided, The Flint reserves the right to cancel the booking.

3. Rates & Payment

  • Room rates are room-only unless explicitly stated. Breakfast is not included.

  • Full payment and cancellation terms depend on the selected rate and are confirmed at booking.

4. Rooms & Occupancy

  • Rooms are designed for a maximum of two guests.

  • Each room includes a king-sized bed, kitchenette, and shower room.

  • Selected rooms are accessible for wheelchair users.

  • Visitors are permitted between 10:00 and 22:00 only.

5. House Rules

Smoking & Vaping

  • Smoking and vaping are strictly prohibited in the building.

  • A designated smoking area is available outside the front entrance.

  • A £200 cleaning charge will apply for violations, and guests may be required to leave without refund.

Noise & Behaviour

  • Guests must be considerate of others at all times.

  • Excessive noise or disturbance may result in removal from the property without refund and a possible £200 charge.

Pets

  • Pets are not permitted, with the exception of registered guide dogs.

6. Check-In & Check-Out

  • Check-in: from 15:00

  • Check-out: by 11:00

  • Early check-in and late check-out are subject to availability and may incur additional charges.

7. Group Bookings (5 Rooms or More)

  • Free cancellation up to 21 days prior to arrival.

  • Cancellations between 20 and 2 days prior incur a charge of one night.

  • Cancellations within 2 days of arrival are non-refundable.

  • A deposit equivalent to at least the first night is required 21 days before arrival.

  • Full payment is due 2 days prior to arrival.

8. Special Requests

  • All special requests are subject to availability and cannot be guaranteed.

9. Parking

  • On-street parking is available:

  • Pay and display between 08:00 and 18:00

  • Free between 18:00 and 08:00

10. Liability

  • The Flint accepts no liability for loss, damage, or theft of personal belongings unless caused by proven negligence.
